Lower East Side Residential Tower

Project Overview

A 20-story luxury residential tower on the Lower East Side — Golden Storm's tallest completed project. The building features 160 units with panoramic East River views, achieved through a slender steel moment frame with outrigger trusses at floors 10 and 20.

The Challenge

At 20 stories with a 4:1 height-to-width ratio, this was our most complex lateral system to date. The slender tower required outrigger trusses to engage perimeter columns in the lateral resistance, and the dense neighborhood severely limited crane positioning options.

Our Solution

We partnered with a high-rise erection consultant and designed the outrigger trusses as complete shop-fabricated assemblies for single-pick erection. A luffing jib tower crane was positioned within the building footprint, transitioning to a hammerhead crane once the lower floors were complete.

The Outcome

The 20-story frame topped out in 22 weeks, on schedule and within budget. The project has been submitted for an AISC IDEAS² Award and has opened the door for Golden Storm to pursue larger high-rise projects in the 20–30 story range.
