Flushing Commercial Tower

Project Overview

A 16-story commercial office tower in downtown Flushing, featuring 18,000 SF column-free floor plates per floor. The perimeter moment frame and central core system provides maximum tenant flexibility in one of NYC's most active commercial districts.

The Challenge

The site was in the heart of downtown Flushing — one of the most congested areas in Queens. Streets were too narrow for a conventional tower crane, and adjacent occupied buildings limited crane swing to less than 180 degrees.

Our Solution

We selected a luffing jib tower crane that operated within the restricted swing radius. The erection sequence was planned to maximize pre-assembled column tree sections, and we coordinated with adjacent building owners for temporary crane access over their properties.

The Outcome

The 16-story frame was completed in 18 weeks with no crane incidents or neighbor complaints. The luffing jib configuration became the model for two subsequent Golden Storm projects in similarly constrained urban sites.
